T193 - CENTRO YOGA E MEDITAZIONE "Palazzo del Pero"
Il villaggio è situato a 700 metri di altezza sulle falde dell’Appennino Toscano.Esso fu fondato attorno al 1700, e fu costruito interamente in pietra serena, poiché una parte dei boschi è rocciosa, ed anticamente vi erano anche cave di pietra. La strada finisce al villaggio. Attorno ad esso vi sono circa 35 Km. quadrati di fitta boscaglia (il cosiddetto Parco Della Rassinata, dove vivono animali allo stato brado come cinghiali, cervi, daini, tassi, istrici, lepri, volpi, ecc.). Arezzo dista circa 20 km. e Palazzo del Pero con alcuni negozi di prima necessità, 5 Km. circa. Nella zona saranno vietate per sempre ulteriori costruzioni ed insediamenti. Gli immobili sono considerati Agricoltura Monumentale,e quindi protetti da apposite leggi;le quali obbligano che l’aspetto esteriore (mura, tetti, finestre, porte ) debba rimanere in stile settecento. (Ad esempio le finestre devono avere una mensola in pietra modellata stile settecento;porte e finestre devono essere di colore verde o marrone; i tetti in tegole toscane, ecc). Per cui sono consentiti solo mutamenti all’interno degli immobili, ma non all’esterno. Il carattere stile settecento è stato rigidamente mantenuto.
La nostra proprietà è circa i due terzi del villaggio. Come si vede nella piantina generale della proprietà essa è stata organizzata per l’accoglienza di persone e turisti. Fino a poco tempo fa il complesso era un Centro di Rilassamento e Trekking,dove si poteva praticare anche yoga e meditazione. Questo non significa che non possa interessare a singoli privati. Però, essendo il complesso attrezzato (cucina, ristorante, bar, camere, ecc.) sicuramente può interessare maggiormente a chi intenda impiantarci un centro di accoglienza. Infatti, essendo già tutto predisposto e funzionante, un acquirente a chiavi in mano troverebbe già quasi tutto immediatamente pronto.
Il complesso è articolato come segue:
CASA N. 1 – E’ la più grande;davanti ad essa esiste una piccola casetta adibita a lavanderia.
A piano terra si trova una terrazza di circa 80 mq.In mezzo al giardino si trova un tendone fisso di mq. 108 adibito a palestra di giorno e dancing di sera.
Nelle vicinanze è posto il serbatoio di gas propano che alimenta il sistema (cucine,riscaldamento,ecc.)
Ancora avanti si trova uno spazio di circa 1.800 mq. Per tende e roulottes.
Piano Terra. Ricavati da antiche stalle i locali sono stati adibiti in parte agli impianti idrici (compreso dissalatore) termici. Un’altra parte dei locali è adibito a magazzino.
Tre stanze sono state anch’esse ristrutturate,ma i lavori non sono stati finiti per dare la possibilità a futuri acquirenti di sceglierne la destinazione e l’uso. Essi sono interamente dotati di allacciamenti elettrici,di allacciamenti per i termosifoni. Oltre acqua e gas (nel caso dovessero essere adibiti in futuro a cucine,oppure a bagni, oppure a camere o salotti).
Il Piano Terra è dotato di toilette.
Piccola Casa. Davanti al piano terra esiste una piccola casa di circa 35 mq., anticamente adibita a forno.Infatti contiene un’antichissino immenso forno a legna.
In essa si trova attualmente la lavanderia.Che però è organizzata anche al Piano Terra; per cui essa potrebbero essere ivi traslocata liberando la piccola casa. La quale potrebbe essere trasformata in un miniappartamento utilizzando anche la stanza al primo piano di tale casetta.
Comunque questo iccolo immobile potrebbe essere utilizzato anche in altra maniera:chiedendo la dovuta licenza essa potrebbe essere abbattuta in cambio dell’innalzamento delle soffitte della CASA 1,che così avrebbe un ulteriore terzo piano completamente utilizzabile.(Tuttosommato è solo un calcolo di convenienza).
Primo Piano. E’ composto da una grande stanza di 40 mq. Più una stanza di circa 25 mq.
Più due stanza più piccole.La stanza più grande è stata utilizzata per riunioni, al fuoco di un grande antichissimo caminetto in anch’esso in pietra. Comunque potrebbe essere utilizzata anche come dormitorio o grande cucina. Le altre stanze sono adibite a camere.Gli accessori (letti, armadi, coperte, lenzuola, cuscini, ecc.) sono tutti in perfette condizioni.
Un’altra parte del primo piano è stata adibita a toilette e docce.
L’intero piano misura 120 mq. Secondo Piano.E’ il gemello del primo,con la differenza che la stanza più grande è già adibita a dormitorio con 12 posti letto.
Soffitte. Attualmente le soffitte non sono praticabili,perché non sono mai state pulite per essere usate.

CASA N. 2 – E’ quella maggiormente articolata tra casa principale e annessi. Anch’essa è tutta in pietra serena,completamente riscaldata,arredata e dotata di tutti gli impianti e le attrezzature.
Piano Terra. Da vecchie stalle sono state ricavate due grandi stanze. La prima è stata adibita al suo ruolo naturale di cantina,comprendente un grande ed antichissimo forno a legna.La seconda è stata trasformata in una silenziosa “cripta”,che veniva utilizzata da coloro che – durante il soggiorno – facevano anche yoga e meditazione.Il complesso in passato ha ospitato anche gruppi diretti da leaders internazionali di grande spiritualità (ad esempio Maestri Sufi e Tibetani). Il silenzio e la meraviglia dei boschi attorno sono stati un grande richiamo per ricercatori del sé,come per persone che intendevano rilassarsi nella natura completa, immacolata ed immanente. Come pure per amanti della ricerca di fragole,funghi e castagne.
Peraltro dei vecchi contadini vicini forniscono vini,salami e prosciutti di rara qualità;oltre a verdure e legumi dei propri orti.Il che piaceva molto agli ospiti.
Abbiamo avuto molte richieste di insediare un maneggio di cavalli.Se non avessimo deciso di cessare l’attività sicuramente l’avremmo fatto (crediamo con ottimi guadagni).
Il Piano Terra misura circa Mq.65.
Primo Piano.Si entra da un’antica breve scalinata in pietra (sono in pietra anche vicoli ,camminamenti e piazzali attorno alla Prima e Seconda Casa).A sinistra si trovano lescale (da notare che anche tutte le scale interne degli immobili sono tutte in pietra) per accedere al secondo piano. A destra vi sono tre stanze,di cui due adibite a cucina (anche con caminetto a legna) e la terza a dispensa. Di fatto in questo piano vi sono le cucine per tutto il complesso.Le cucine sono attrezzate in maniera professionale,secondo le norme di legge per i ristoranti (mobili in acciaio inossidabile,canne fumarie,muri smaltati,ecc.). Il Primo Piano è di circa 65 Mq.
Secondo Piano. E’ adibito a camere.E’ composto da due camere da letto più due bagni,oltre due toilettes ed una zona con tre docce e lavandini con specchi di fronte. Esiste anche una piccola soffitta (con abbaino dal quale si sale sul tetto) alla quale si accede da una antica scala in legno; purtroppo la soffitta è di piccole dimensioni;è un ottimo ripostiglio,ma non più di ciò.
Anche questo piano in totale è di circa 65 metri.
Ristorante e Bar. Si trova in un locale esterno proprio di fronte alle cucine.E’ stato ricavato da un’ antica rimessa per carri e carrozze. Completamente attrezzato di banco bar , tavoli e sedie,comprende anche un caminetto a legna. E’ di circa 55 Mq.
Reception e Ufficio.E’ stato ricavato ristrutturando un’antica capanna per legname. E’ stato, di fatto, completamente ricostruito secondo le norme di legge.Trattasi di un edificio in mattoni toscani a vista,con mobili da ufficio e centralino telefonico (il complesso può essere raggiunto in ogni luogo con apparecchi telefonici istallati). Esso è circondato da un’ampia terrazza con vista panoramica su tutta la zona (comunque da ogni finestra del complesso si ha una vista panoramica).
E’ di circa 35 Mq.
Veranda sul giardino. L’antica concimaia del villaggio è stata a suo tempo ripulita,ristrutturata e coperta.E’ situata nel giardino di fronte alla reception. E’ di circa 50 Mq.
Accanto ad essa vi sono due piccole stanze adibite rispettivamente a ripostiglio per arnesi,sia agricoli che da giardino,ed a piccola officina.
Oltre il giardino è situato un grande parcheggio di circa 1.500 Mq. I giardini (anche quello della CASA 1) sono completamente illuminati da file di lampioni.

CASA N. 3 - E’ sicuramente la più antica del complesso , anche se la più piccola (in tutto 60 Mq.).
Sul caminetto a legna si legge ancora una scritta del settecento con lo stemma del Vescovo di Arezzo.
Piano Terra. Si entra attraverso una veranda in vetro. Vi sono una camera da letto matrimonialeed una camera da letto singola.Accanto toilette e doccia.
Primo Piano. Di fatto è un mini-appartamento. Si entra attraverso una scala in pietra, in cima alla quale vi sono toilette e bagno.E poi una grande cucina con antichissimo caminetto ed una camera da letto matrimoniale.Il tutto completamente arredato in stile antico.
La casa possiede anche un bosco di circa 1 Ettaro,lontano a circa 20 minuti di cammino in collina.Bosco molto noto ai cercatori di funghi porcini.

T193 Yoga and Meditation Center "Palazzo del Pero"
The village stands at an altitude of 700 metres on the slopes of the Tuscan Apennines, It was built in 18th Century. The village was built entirely from Pietra Serena, since part of the woods is rocky and a long time ago there were quarries.
The road stops at the village. There are around 35 square kilometres of thick woods all around it (the so-called Parco Della Rassinata, where animals such as boar, deer, fallow deer, badgers, porcupines, hares, foxes, etc live in the wild. Arezzo is 20 Kms distant, Palazzo del Pero with basic shopping facility, 5 Kms. Other buildings and settlements have been forbidden forever. The buildings are considered “Monumental Agriculture” and are therefore protected by specific laws which require that the exteriors (walls, roofs, windows, doors) remain in 18th Century style. (For example the windows must have an 18th Century style stone sill; doors and windows must be green or brown; the roofs must be made of Tuscan tiles, etc). This means that changes are allowed inside the buildings, but not outside, and the character and style of the 18th Century is rigidly maintained. Our property is around two-thirds of the village.
As you can see from the plan, the property has been organised to welcome guests and tourists. Until recently the complex was a Relaxation and Trekking Centre, where Yoga and Meditation were also practised. This does not mean that it may not interest private buyers. However, considering the fact that it is fully-equipped (kitchen, restaurant, bar, bedrooms, etc.) no doubt it will be of more interest to those who intend to set up an activity of some sort. In fact, considering that everything is ready and in working order, a key-in-hand buyer would find everything nearly ready to go. Collungo is 15 minutes from Arezzo,one our from Florence, one our and half from the Adriatic Sea,two ours from the Tirrenic Sea and 2 ours from Rome.
The complex is organised as follows:
HOUSE 1 – This is the biggest house; in front there is a small house that is used as a laundry.
On the ground floor there is a terrace that measures around 80 square metres. In the middle of the garden there is a fixed tent measuring 108 square metres which is set-up as a gymnasium during the day and then used for evening dancing.
Nearby you’ll find the propane gas tank gas that supplies the house (kitchen, heating, etc.)
Further on there is an area of about 1,800 square metres for tents and caravans.
Ground Floor. Created from old stables, the rooms are partially used for the hot water system (including desalinator). Another part of the rooms are used as a storage area. Three rooms have also been restructured, but the work has not been finished to allow future buyers the possibility of deciding their exact final destination. They are fully equipped with electricity and central heating connecions. You also have water and gas (if they should be destined to future kitchens, or bathrooms, bedrooms or lounges).There is a toilet on the Ground Floor.
Small House. Opposite the ground floor there is a small house that measures around 35 square metres and which was originally used as a bakery. In fact it still contains a huge old wood oven.
Currently it contains thelaundry, which is however also organised on the Ground Floor; for this reason it could be moved thus freeing the small house, which could then be transformed into a mini-apartment using the room on the first floor. This small building could also be used differently: with the right licence it could be demolished to raise the ceilings in House 1, which would then have a completely useable third floor. (This is only a thought).
First Floor. This floor comprises a large 40 square metre room, as well as a 25 square metre room and two smaller rooms. The larger room was used for meetings by the fire of a large and very old stone fireplace. In any case it could be used as a dormitory or a large kitchen. The other rooms are bedrooms. The accessories (beds, wardrobes, blankets, sheets, cushions etc) are all in perfect condition. Another portion of the first floor has been organised to accommodate toilets and showers. The whole floor measures 120 square metres.
Second Floor. This is the same as the first floor, with the difference that the larger room is already organised as a 12-bed dormitory. Loft area. Currently the loft cannot be used, as it has never been cleaned. The dimensions of HOUSE 1 are as follows

HOUSE 2 – This is the one that is best divided between main house and annexes. It is made entirely of “Pietra Serena”, is completely heated and furnished, and has all systems and equipment.
Ground Floor. Two large rooms have been created from old stables. The first is used in it’s natural role of a cellar, including a very old and very large wood oven. The second room has been transformed into a silent “crypt”, that was used by visitors who – during their stay – practised yoga and meditation. In the past the complex has also hosted groups of international spiritual leaders (for example Sufi,Zen and Tibetan Masters). The silence and the marvel of the surrounding woods were a big attraction for people searching for themselves, as well as for persons seeking relaxation in complete, immaculate and immanent nature. And of course for those who love to hunt for strawberries, mushrooms and chestnuts. The nearby inhabitants supply wines, salami,sausages and hams of a rare quality, as well as home-grown vegetables. Our guests loved this. We have had many requests to install stables with horses manège. If we hadn’t decided to sell we would have done this (and we think very profitably). The Ground Floor measures around 65 square metres.
First Floor.You enter via a short stone staircase (the paths are stone too, like the pathways around the first and second houses). On the left there is the staircase to get to the second floor (note that all the internal staircases are also made of stone). On the right are three rooms, two used as kitchens (with fireplaces) and the third as a larder. In fact this floor is used as the kitchen for the whole complex. The kitchens are professionally equipped in accordance with restaurant regulations (stainless steel furniture, smoke vents, enamelled walls, etc.). The First Floor measures around 65 square m2.
Second Floor. This is used as bedrooms. There are two bedrooms and two bathrooms, as well as two toilets and an area with three showers with washbasins and mirrors. There is also a small loft (with dormer-window through which you can access the roof) which can be reached by an old wooden ladder; unfortunately the loft is small; it is perfect for a storeroom, but no more.
This floor also measures 65 square metres. Restaurant and Bar. This is in an outside room right in front of the kitchen. It is an old converted carriage garage. It is now completely equipped with bar, tables and chairs, and a fireplace. It measures around 55 square metres.
Reception and Office. This was created from an old wood-store that has been completely restructured in accordance with the law. It is an exposed Tuscan brick building with office furniture and a switchboard (the complex can be reached with phones installed all over the site). It is surrounded by a wide terrace with a panoramic view of the area (every window in the complex has a great view).It measures around 35 square metres.
Veranda on the garden. The old village manure pit was cleaned, restructured and covered. It is in the garden opposite the reception and measures around 50 square metres. Next to it there are two small rooms used as a storeroom for both agricultural and garden equipment, and a small workshop.
Beyond the garden there is a large car park that measures 1,500 square metres.
The garden (including HOUSE 1) are completely illuminated with rows of lights.

Certainly the oldest in the complex, despite being the smallest (in all 60 Sq.m).
On the fireplace you can still see some 18th Century graffiti with the coat of arms of the Bishop of Arezzo.
Ground Floor.You enter across a glass veranda. There are a double bedroom and a single bedroom. Next-door there is a toilet and shower.
First Floor. This is a mini-apartment. You enter via a stone staircase, at the top of which there is a toilet and bathroom, a large kitchen with an old fireplace and double bedroom. It is all furnished in antique style.
The property also includes a 1 hectare wood, about 20 minutes’ walk away over the hill. The wood is very well known to mushroom hunters.
